Private company — not a government agency. Florida Condo Compliance LLC is not affiliated with the State of Florida or the DBPR. Not legal advice.
Since Jan 1, 2026, Florida law requires associations managing non-timeshare condominiums with 25 or more units to post certain records online, generally within 30 days. Summary only, not legal advice.

Your condo's required website, done for you.

Email us a document. We post it to your association's private owner portal, organized by the 18 categories in 718.111(12)(g)2. You don't need to learn any software.

Questions? Call (786) 357-3390 or email hello@floridacondocompliance.com.

How it works

  1. Your board or manager emails a PDF to your association's private address (for example docs+yourbuilding@floridacondocompliance.com).
  2. We file it under the category your board names (we can suggest one), and we check it for private information like Social Security numbers, phone numbers and emails.
  3. We check it before it goes up. If anything looks private, we hold it and ask your board. We never decide what to redact for you.
  4. We post it and log the date, so your board has a record of when each document went up. Meeting notices go up within 1 business day; other documents within 5 business days. Send board meeting notices at least 3 business days ahead so we can post them in time.
